Frequently Asked Questions for Owners

Why Should I Hire a Rental Management Company?

Rental management services allow you to realize your investment's full potential without the arduous day-to-day challenges that can arise from renting out your condominium unit(s).

Why Whitestone Rental Services?

At Whitestone, we strongly believe in creating lasting professional and courteous relationships with both landlord and tenant. Our dedicated and experienced management personnel will work tirelessly to ensure that the investor’s property is well maintained, while helping the new resident settle into their new home.

Along with our relationship with landlord and tenant, we have also formed a unique alliance with Lanterra Developments Ltd. This authorizes Whitestone to market, show, and lease your unit during your interim closing.

What are the fees associated with rental management services and what do they include?

Please refer to the Service Options section or, better yet, give us a call at 416-985.6166! We’d love to hear from you.

What do I need to get started?

  • Government issued Photo ID

  • Executed Management Agreement

  • Void check of account you want funds deposited.

  • Keys (3 sets: 2 sets for tenants and 1 set for Whitestone Rental Services)

  • Any valid warrantees (appliances)

Who is a Canadian Non-Resident?

If you are a Canadian Citizen residing outside of Canada for more than 182 days of the year, you are considered a Canadian non-resident. This means, you are subject to withholding taxes on your property and all income produced from it. You can find more information regarding this by visiting the Canadian Revenue Agency (CRA) website.

Will there be inspections? If so, how often?

Whitestone Rental Services performs quarterly inspections for owners who subscribe to our Platinum Service Option. It is important to understand that general wear and tear of your property is to be expected and is not the fault of the tenants as outlined in the Landlord Tenancy Act. Tenants are only responsible for damage and/or misuse of the unit.
