Frequently Asked Questions for Tenants

What do I need to move forward with the rental process?

You will need all of the following to secure the property:

 

  • Letter of employment

  • Reference Letter from a co-worker, current landlord, employer (no family)

  • Recent Credit Report obtained through a credit reporting agency (e.g. Equifax, Transunion)

  • Rental Deposit – First months rent and rent deposit in the amount equal to one month's rent is required. To be provided in the form of certified check or bank draft.

  • Tenant Liability/Content Insurance – Which can be obtained through your bank or insurance company.

  • Completed Rental Application Form

I'm ready to move in! Now what?

There are a few requirements before move-in. Please ensure you complete the following:

  • Tenant Liability/Content Insurance – This can be obtained through your bank or other insurance provider. Proof of insurance is required; policy confirmation page is acceptable.

  • Utility Accounts Set-Up in your Name – Contact the utilities provider to set up the account(s) under your name. Please note that every building has their own utilities providers. You can contact the condominium property manager to find out which company they use. For convenience we have listed the phone numbers for the more commonly used companies.

  • Reserve the Building Move-In Elevator – We recommend doing this at least two weeks before move-in. You can reserve the elevator by contacting the building property manager. PLEASE NOTE: A security deposit is usually required in the form of a bank draft to use the elevator for move-ins. Deposit amount generally ranges from $200-$350 depending on the policy of the builidng. 

Will there be unit inspections?

Whitestone Rental Services will complete and provide an inspection report prior to your move-in. It is recommended that the tenant complete an inspection report of their own along with any necessary pictures. Send us a copy of your version and we will keep it on file. It is your responsibility to supply documentation. 

 

If your landlord has chosen Whitestone Rental Services' PLATINUM package, there will be quarterly inspections of the unit thereafter. If an issue is found in one of our inspections or reported by you between inspections, we will begin by attempting to troubleshoot (check fuse box, reboot systems...etc). If required, a qualified and trusted repair person will be called to the unit for repair. Please keep in mind that general wear and tear of the subject property is to be expected, and is not the fault of the tenant, as outlined in the Landlord Tenancy Act. Tenants are only responsible for damage and/or misuse of the unit. 

What if something needs maintenance or repairs?

We are happy to assist with any challenges that you may encounter. We will try and troubleshoot with you and/or send someone to do the repairs, if necessary. However, if there is an emergency such as a water leak contact the property manager or concierge immediately. If there is a fire, please call 9-1-1.
